Landlord CP12 duties in Nottingham
Regulation 36 of the Gas Safety (Installation and Use) Regulations 1998 requires landlords to have gas appliances, fittings and flues in rented accommodation checked every 12 months by a Gas Safe registered engineer. You must give existing tenants a copy of the record within 28 days of the check, give new tenants a copy before they move in, and keep records for at least two years.
This applies to single lets, HMOs and student houses across Nottingham — from Lenton and the city centre to West Bridgford, Beeston and Arnold.
What the CP12 check includes
Our engineer tests each gas appliance — typically the boiler, hob or cooker and any gas fire — for safe operation, checks flues and ventilation, confirms safety devices work and carries out a tightness test on the installation. Results are recorded on the Landlord Gas Safety Record.
We can work with letting agents and tenants directly to arrange access, which helps keep renewals on time across a portfolio.
Frequently asked questions
How long is a landlord CP12 valid for?
A landlord gas safety record lasts 12 months. You can renew up to two months before the expiry date and keep the original anniversary date.
Do I need a CP12 for a commercial unit?
No. The CP12 is for domestic rented homes. Commercial and non-domestic premises need a commercial gas safety certificate, such as a CP15 or CP42.
What happens if a landlord has no gas safety certificate?
Failing to carry out the annual check is a criminal offence and can lead to fines or imprisonment. In England it can also prevent you serving a valid Section 21 notice.
How much is a landlord gas safety certificate in Nottingham?
Our landlord CP12 certificates start from £120+VAT, depending on the number of gas appliances in the property. You get a fixed written quote first.
